Subdivisions
Whether you are dividing a rural block into lifestyle lots or creating new sections in town, Foresight Surveying manages the full subdivision process — from the initial scheme plan, through resource consent, survey and field work, to the issue of your new Records of Title.

Subdivision is the core of what we do. We mainly deal with urban and rural subdivisions across the Central North Island, but we are open to any job no matter how big or small. We work closely with you to achieve cost-effective and timely results, and we are more than happy to travel to your location.
A typical subdivision involves preparing a scheme plan, lodging a resource consent with the local council, completing the survey field work and boundary marking, preparing the survey dataset (title plan) for Land Information New Zealand (LINZ), and finalising the new titles. We guide you through each stage and coordinate with councils, planners and lawyers so the process stays on track.

- How long does a subdivision take?
- Most subdivisions take several months from start to new title, depending on council processing times, any engineering works required, and the complexity of the site. We give you a realistic timeline up front and keep you updated at each stage.
- Do I need a resource consent to subdivide?
- Almost always, yes. Subdivision is a resource-consented activity under the Resource Management Act. We prepare and lodge the consent application as part of the subdivision process and liaise with the council on your behalf.
- Can you handle both rural and urban subdivisions?
- Yes. We regularly complete both rural lifestyle and farm subdivisions as well as urban residential schemes, and have experience with a wide range of district councils across the North Island.
